While the market isn't back to normal just yet, inventory is moving in a healthier direction. And that means as your options improve, you can let go of this now outdated myth because finding a home to buy won't feel quite so impossible anymore.

3. I Have To Wait Until I Have Enough for a 20% Down Payment

Many people still believe you need a 20% down payment to buy a home. To show just how widespread this myth is, Fannie Mae says:

"Approximately 90% of consumers overstate or don't know the minimum required down payment for a typical mortgage."

And if you look at the data from the National Association of Realtors (NAR), you can see the typical homeowner isn't putting down as much as you might expect (see graph below):

First-time homebuyers are typically only putting down 6%. That's far less than the 20% so many people think they need. And if you're looking at that graph and you're more focused on how the number for repeat buyers is closer to 20%, here's what you need to realize. That's only because they have so much equity built up in their current house that can be used to make a larger down payment for their next move.

This goes to show you don't have to put 20% down, unless it's specified by your loan type or lender. Many people put down a lot less. Not to mention, depending on the type of home loan you get, you may only need to put 3.5% or even 0% down. So, if you're buying your first home, you likely don't need nearly as much for your down payment as you may think.

The 2024 Presidential election is just months away. As someone who's thinking about potentially buying or selling a home, you're probably curious about what effect, if any, elections have on the housing market.

It's a great question because buying or selling a home is a major decision, and it's natural to wonder how such a major event might impact your plans.

Historically, Presidential elections have only had a small, temporary impact on the housing market. Here's the latest on exactly what's happened to home sales, prices, and mortgage rates throughout those time periods.

Home Sales

During the month of November, in years when the Presidential election takes place, there's typically a slight slowdown in home sales. As Ali Wolf, Chief Economist at Zonda, explains:

"Usually, home sales are unchanged compared to a non-election year with the exception being November. In an election year, November is slower than normal."

This is mostly because some people feel uncertain and hesitant about making big decisions during such a pivotal time. However, it's important to know this slowdown is temporary. Historically, home sales bounce back in December and continue to rise the following year.

In fact, data from the Department of Housing and Urban Development (HUD) and the National Association of Realtors (NAR) shows after nine of the last 11 Presidential elections, home sales went up the next year (see graph below):

Home Prices

What about home prices? Do they drop during election years? Not typically. As residential appraiser and housing analyst Ryan Lundquist puts it:

"An election year doesn't alter the price trend that is already happening in the market."

Home prices are pretty resilient. They generally rise year-over-year, regardless of elections. The latest data from NAR shows after seven of the last eight Presidential elections, home prices increased the following year (see graph below): 

Just like the previous graph, this shows election years in blue. The only year when prices declined after an election is in orange. That was during the housing market crash, which was far from a typical year. Today's market is different than it was back then.

All the green bars represent when prices rose the following year. So, if you're worried about your home losing value because of an election, you can rest easy knowing prices rise after most Presidential elections.

Mortgage Rates

Mortgage rates are important because they affect how much your monthly payment will be when you buy a home. Looking at the last 11 Presidential election years, data from Freddie Mac shows mortgage rates decreased from July to November in eight of them (see chart below): 

Most forecasts expect mortgage rates to ease slightly throughout the remainder of the year. If they're right, this year will follow the trend of declining rates leading up to most previous elections. And if you're looking to buy a home in the coming months, this could be good news, as lower rates could mean a lower monthly payment.

What This Means for You

So, what's the big takeaway? While Presidential elections do have some impact on the housing market, the effects are usually small and temporary. As Lisa Sturtevant, Chief Economist at Bright MLS, says:

"Historically, the housing market doesn't tend to look very different in presidential election years compared to other years."

For most buyers and sellers, elections don't have a major impact on their plans.

If you're thinking about waiting to sell until after mortgage rates come down, here's what you need to know. So are a ton of other people.

And while mortgage rates are still forecasted to come down later this year, if you wait for that to happen, you may be dealing with a lot more competition as other buyers and sellers jump back in too. As Bright MLS says:

"Even a modest drop in rates will bring both more buyers and more sellers into the market."

That means if you wait it out, you'll have to deal with things like prices rising faster and more multiple-offer scenarios when you buy your next home.

2. Are Buyers Still Out There?

But that doesn't mean no one is moving right now. While some people are holding off, there are still plenty of buyers active today. And here's the data to prove it.

The ShowingTime Showing Index is a measure of how frequently buyers are touring homes. The graph below uses that index to show buyer activity for March (the latest data available) over the past seven years:

You can see demand has dipped some since the 'unicorn' years (shown in pink). That's in response to a lot of market factors, like higher mortgage rates, rising prices, and limited inventory. But, to really understand today's demand, you have to compare where we are now with the last normal years in the market (2018-2019) – not the abnormal 'unicorn' years. 

When you focus on just the blue bars, you can get an idea of how 2024 stacks up. And that gives you a whole new perspective.

Nationally, demand is still high compared to the last normal years in the housing market (2018-2019). And that means there's still a market for your house to sell.

3. Can I Afford To Buy My Next Home?

And if you're worried about how you'll afford your next move with today's rates and prices, consider this: you probably have more equity in your current home than you realize.

Homeowners have gained record amounts of equity over the past few years. And that equity can make a big difference when you buy your next home. You may even have enough to be an all-cash buyer and avoid taking out a mortgage altogether. As Jessica Lautz, Deputy Chief Economist at the National Association of Realtors (NAR), says:

" . . . those who have earned housing equity through home price appreciation are the current winners in today's housing market. One-third of recent home buyers did not finance their home purchase last month—the highest share in a decade. For these buyers, interest rates may be less influential in their purchase decisions."

Bottom Line

Rest assured, after over a decade of underbuilding, builders aren't overdoing it today. Even with an increase in new construction today, there's still a significant housing shortage overall. But for you, the uptick in new builds can be a game changer because it gives you more options for your search.

2. Newly Built Homes May Be More Affordable Than You'd Think

You may still be wondering if a new build could really be an option for you. If you've previously written them off because you thought they would be out of your budget, consider this. The price gap between a newly built home and an existing house is shrinking. Here's why.

Builders are going to build what's in demand. And they know people need more options right now, especially ones that are smaller and potentially more affordable. So, they're focusing on building smaller homes at lower price points. The graph below shows the price difference between new and existing homes is shrinking as that happens:

As LendingTree explains:

"In the past, newly built homes have been much more expensive than existing homes — but that gap has been getting smaller recently. In some places today, you may find that the cost to build versus buy is roughly the same."

And an article from CNBC says:

"While new builds are still sold for slightly more than existing homes, the price gap has significantly narrowed . . ."

Not to mention, some builders are even offering price cuts and mortgage rate buy-downs right now to sweeten the deal. Today there are many reasons new builds may be worth considering. Other buyers sure seem to think so. As Freddie Mac says:

"As the supply of existing homes for sale remains low and home prices continue to rise, more buyers are choosing to purchase new homes than in previous years."

Just know that buying a newly built home isn't the same as buying an existing one. Builder contracts have different fine print. So, partner with a local agent who knows the market, builder reputations, and what to look for in those contracts so you have an expert on your side to help you explore this option.

Over the past year or so, a lot of people have been talking about how tough it is to buy a home. And while there's no arguing affordability is still tight, there are signs it's starting to get a bit better and may improve even more throughout the year. Elijah de la Campa, Senior Economist at Redfin, says:

"We're slowly climbing our way out of an affordability hole, but we have a long way to go. Rates have come down from their peak and are expected to fall again by the end of the year, which should make homebuying a little more affordable and incentivize buyers to come off the sidelines."

Here's a look at the latest data for the three biggest factors that affect home affordability: mortgage rates, home prices, and wages.

1. Mortgage Rates

Mortgage rates have been volatile this year – bouncing around in the upper 6% to low 7% range. That's still quite a bit higher than where they were a couple of years ago. But there is a sliver of good news.

Despite the recent volatility, rates are still lower than they were last fall when they reached nearly 8%. On top of that, most experts still think they'll come down some over the course of the year. A recent article from Bright MLS explains:

"Expect rates to come down in the second half of 2024 but remain above 6% this year. Even a modest drop in rates will bring both more buyers and more sellers into the market." 

Any drop in rates can make a difference for you. When rates go down, you can afford the home you really want more easily because your monthly payment would be lower.

2. Home Prices

The second big factor to think about is home prices. Most experts project they'll keep going up this year, but at a more normal pace. That's because there are more homes on the market this year, but still not enough for everyone who wants to buy one. These forecasts are actually good news for you because it means the prices aren't likely to shoot up sky high like they did during the pandemic. That doesn't mean they're going to fall – they'll just rise at a slower pace.

3. Wages

One factor helping affordability right now is the fact that wages are rising. The graph below uses data from the Federal Reserve to show how wages have been growing over time:

Check out the blue dotted line. That shows how wages typically rise. If you look at the right side of the graph, you'll see wages are climbing even faster than normal right now.

Here's how this helps you. If your income has increased, it's easier to afford a home because you don't have to spend as big of a percentage of your paycheck on your monthly mortgage payment.

Bottom Line

If you stack these factors up, you'll see mortgage rates are still projected to come down a bit later this year, home prices are going up at a more moderate pace, and wages are growing quicker than normal. Those trends are a good sign for your ability to afford a home.

"Roughly 60 percent of U.S. adults who have held student loan debt have put off making important financial decisions due to that debt . . . For Gen Z and millennial borrowers alone, that number rises to 70 percent."

According to an annual report from the National Association of Realtors (NAR), 38% of first-time buyers had student loan debt and the typical amount was $30,000.

That means other people in a similar situation were able to qualify for and buy a home even though they also had student loans. And you may be able to do the same, especially if you have a steady source of income. As an article from Bankrate says:

". . . you can have student loans and a mortgage at the same time. . . . If you have student loans and want a mortgage, there are multiple home loan programs you might qualify for . . ."

The key takeaway is, for many people, homeownership is achievable even with student loans.

Going into 2023, there was a lot of talk about a possible recession that would cause the housing market to crash. Some in the media were even forecasting home prices would drop by as much as 10-20%—and that might have made you feel a bit unsure about buying a home.

But here's what actually happened: home prices went up more than usual. Brian D. Luke, Head of Commodities at S&P Dow Jones Indices, explains:

"Looking back at the year, 2023 appears to have exceeded average annual home price gains over the past 35 years."

The big takeaway? Home prices almost always go up.

In fact, since 1980, the only time home prices dropped was during the housing market crash (shown in red in the graph above). Fortunately, the market today isn't like it was in 2008. For starters, there aren't enough available homes to meet buyer demand right now. On top of that, homeowners have a tremendous amount of equity, so they're on much stronger footing than they were back then. That means there won't be a wave of foreclosures that causes prices to fall.

The fact that home values went up every single year except those four in red is why owning a home can be one of the smartest moves you can make. When you're a homeowner, you own something that typically becomes more valuable over time. And as your home's value appreciates, your net worth grows. 

So, if you're financially stable and prepared for the costs and expenses of homeownership, buying a home might make a lot of sense for you.

• Lockbox on the Door – A key is available via a lockbox, which makes it easy for agents to show the home to potential buyers. This gives the most flexibility because the key is on-site and convenient.
• Providing a Key to the Home – An agent would have to stop by an office to pick up the key with this option. This is still pretty convenient for showings, but not quite as simple.
• Open Access with a Phone Call – You allow a showing with just a phone call's notice, which can be great for someone who sees your house while driving by.
• By Appointment Only – This gives you a more advanced warning so you can get the house tidied up and be sure you have somewhere else you can go in the meantime. But it's also a bit more restrictive.
• Limited Access – You might go this route if you only want to have your house available on specific days or at certain times of day. But realize this is the most difficult and least flexible of the choices.

As an article from U.S. News Real Estate says:

"Buyers like to see homes on their schedule, which often means evenings and weekends. Plus, they want to be able to tour a home soon after they find it online, especially if they're competing with other buyers. If your home can be shown with little or no notice, more prospective buyers will see it. If you require 24 hours' notice, they may choose to skip your home altogether."

Your agent is going to help you find the right path forward based on your schedule and what's working for other sellers in your area. If you're holding out hope that the housing market is going to crash and bring home prices back down, here's a look at what the data shows. And spoiler alert: that's not in the cards. Instead, experts say home prices are going to keep going up.

Today's market is very different than it was before the housing crash in 2008. Here's why.

It's Harder To Get a Loan Now – and That's Actually a Good Thing

It was much easier to get a home loan during the lead-up to the 2008 housing crisis than it is today. Back then, banks had different lending standards, making it easy for just about anyone to qualify for a home loan or refinance an existing one.

Things are different today. Homebuyers face increasingly higher standards from mortgage companies. The graph below uses data from the Mortgage Bankers Association (MBA) to show this difference. The lower the number, the harder it is to get a mortgage. The higher the number, the easier it is:

The peak in the graph shows that, back then, lending standards weren't as strict as they are now. That means lending institutions took on much greater risk in both the person and the mortgage products offered around the crash. That led to mass defaults and a flood of foreclosures coming onto the market.

There Are Far Fewer Homes for Sale Today, so Prices Won't Crash

Because there were too many homes for sale during the housing crisis (many of which were short sales and foreclosures), that caused home prices to fall dramatically. But today, there's an inventory shortage – not a surplus.

The graph below uses data from the National Association of Realtors (NAR) and the Federal Reserve to show how the months' supply of homes available now (shown in blue) compares to the crash (shown in red):

Today, unsold inventory sits at just a 3.0-months' supply. That's compared to the peak of 10.4 month's supply back in 2008. That means there's nowhere near enough inventory on the market for home prices to come crashing down like they did back then.

People Are Not Using Their Homes as ATMs Like They Did in the Early 2000s

Back in the lead up to the housing crash, many homeowners were borrowing against the equity in their homes to finance new cars, boats, and vacations. So, when prices started to fall, as inventory rose too high, many of those homeowners found themselves underwater.

But today, homeowners are a lot more cautious. Even though prices have skyrocketed in the past few years, homeowners aren't tapping into their equity the way they did back then.

Black Knight reports that tappable equity (the amount of equity available for homeowners to access before hitting a maximum 80% loan-to-value ratio, or LTV) has actually reached an all-time high:

That means, as a whole, homeowners have more equity available than ever before. And that's great. Homeowners are in a much stronger position today than in the early 2000s. That same report from Black Knight goes on to explain:

"Only 1.1% of mortgage holders (582K) ended the year underwater, down from 1.5% (807K) at this time last year."

And since homeowners are on more solid footing today, they'll have options to avoid foreclosure. That limits the number of distressed properties coming onto the market. And without a flood of inventory, prices won't come tumbling down. 

Bottom Line

While you may be hoping for something that brings prices down, that's not what the data tells us is going to happen. The most current research clearly shows that today's market is nothing like it was last time.

As part of the homebuying process, your lender will look at your finances to figure out what they're willing to loan you. According to Investopedia, this includes things like your W-2, tax returns, credit score, bank statements, and more.

From there, they'll give you a pre-approval letter to help you understand how much money you can borrow. Freddie Mac explains it like this:

"A pre-approval is an indication from your lender that they are willing to lend you a certain amount of money to buy your future home. . . . Keep in mind that the loan amount in the pre-approval letter is the lender's maximum offer. Ultimately, you should only borrow an amount you are comfortable repaying."

Now, that last piece is especially important. While home affordability is getting better, it's still tight. So, getting a good idea of what you can borrow can help you really wrap your head around the financial side of things. It doesn't mean you should borrow the full amount. It just tells you what you can borrow from that lender.

This sets you up to make an informed decision about your numbers. That way you're able to tailor your home search to what you're actually comfortable with budget-wise and can act fast when you find a home you love.

Why Pre-Approval Is So Important in 2024

If you want to buy a home this year, there's another reason you're going to want to be sure you're working with a trusted lender to make this a priority.

While more homes are being listed for sale, the overall number of available homes is still below the norm. At the same time, the recent downward trend in mortgage rates compared to last year is bringing more buyers back into the market. That imbalance of more demand than supply creates a bit of a tug-of-war for you.

It means you'll likely find you have more competition from other buyers as more and more people who were sitting on the sidelines when mortgage rates were higher decide to jump back in. But pre-approval can help with that too.

Pre-approval shows sellers you mean business because you've already undergone a credit and financial check. As Greg McBride, Chief Financial Analyst at Bankrate, says:

According to the latest data from Realtor.com, there were more homeowners putting their houses up for sale, known in the industry as new listings, in December 2023 compared to December 2022 (see graph below):

Here's why this is so significant. Typically, activity in the housing market cools down in the later months of the year as some sellers choose to delay their moves until January rolls around.

This is the first time since 2020 that we've seen an uptick in new listings this time of year. This could be a signal that the rate lock-in effect is easing a bit in response to lower rates.

What This Means for You

While there isn't going to suddenly be an influx of options for your home search, it does mean more sellers may be deciding to list. According to a recent article from the Joint Center for Housing Studies (JCHS):

"A reduction in interest rates could alleviate the lock-in effect and help lift homeowner mobility. Indeed, interest rates have recently declined, falling by a full percentage point from October to November 2023 . . . Further decreases would reduce the barrier to moving and give homeowners looking to sell a newfound sense of urgency . . ."

And that means you may see more homes come onto the market to give you more fresh options to choose from.

If you're thinking about moving, it's important to know what's happening in the housing market. Here's an update on the supply of homes currently for sale. Whether you're buying or selling, the number of homes in your area is something you should pay attention to.

In the housing market, there are regular patterns that happen every year, called seasonality. Spring is the peak homebuying season and also when the most homes are typically listed for sale (homes coming onto the market are known in the industry as new listings). In the second half of each year, the number of new listings typically decreases as the pace of sales slows down.

The graph below uses data from Realtor.com to provide a visual of this seasonality. It shows how this year (the black line) is breaking from the norm (see graph below):

Looking at this graph, three things become clear:

• 2017-2019 (the blue and gray lines) follow the same general pattern. These years were very typical in the housing market and their lines on the graph show normal, seasonal trends.
• Starting in 2020, the data broke from the normal trend. The big drop down in 2020 (the orange line) signals when the pandemic hit and many sellers paused their plans to move. 2021 (the green line) and 2022 (the red line) follow the normal trend a bit more, but still are abnormal in their own ways.
• This year (the black line) is truly unique. The steep drop off in new listings that usually occurs this time of year hasn't happened. If 2023 followed the norm, the line representing this year would look more like the dotted black line. Instead, what's happening is the number of new listings is stabilizing. And, there are even more new listings coming to the market this year compared to the same time last year.

What Does This Mean for You?

• For buyers, new listings stabilizing is a positive sign. It means you have a more steady stream of options coming onto the market and more choices for your next home than you would have at the same time last year. This opens up possibilities and allows you to explore a variety of homes that suit your needs.
• For sellers, while new listings are breaking seasonal norms, inventory is still well below where it was before the pandemic. If you look again at the graph, you'll see the black line for this year is still lower than normal, meaning inventory isn't going up dramatically and prices aren't heading for a crash. And with less competition from other sellers than you'd see in a more typical year, your house has a better chance to be in the spotlight and attract eager buyers.

Even with so much data showing home prices are actually rising in most of the country, there are still a lot of people who worry there will be another price crash in the immediate future. In fact, a recent survey from Fannie Mae shows that 23% of consumers think prices will fall over the next 12 months. That's nearly one in four people who are dealing with that fear – maybe you're one of them.

To help ease that concern, here's what the experts say will happen with home prices not just next year, but over the next five years.

Experts Project Ongoing Appreciation

While seeing a small handful of expert opinions may not be enough to change your mind, hopefully, a larger group of experts will reassure you. Here's that larger group.

The Home Price Expectation Survey (HPES) from Pulsenomics is a great resource to show what experts forecast for home prices over a five-year period. It includes projections from over 100 economists, investment strategists, and housing market analysts. And the results from the latest quarterly release show home prices are expected to go up every year through 2027 (see graph below):

And while the projected increase in 2024 isn't as large as 2023, remember home price appreciation is cumulative. In other words, if these experts are correct after your home's value rises by 3.32% this year, it should go up by another 2.17% next year.

If you're worried home prices are going to fall, here's the big takeaway. Even though prices vary by local area, experts project they'll continue to rise across the country for years to come at a pace that's more normal for the market.

What Does This Mean for You?

If you're not convinced yet, maybe these numbers will get your attention. They show how a typical home's value could change over the next few years using the expert projections from the HPES. Check out the graph below:

In this example, let's say you bought a $400,000 home at the beginning of this year. If you factor in the forecast from the HPES, you could potentially accumulate more than $71,000 in household wealth over the next five years.

If you're someone who's worried home prices are going to fall, rest assured a lot of experts say it's just the opposite – nationally, home prices will continue to climb not just next year, but for years to come. If you're worried about a coming recession, you're not alone. Over the past couple of years, there's been a lot of recession talk. And many people worry, if we do have one, it would cause the unemployment rate to skyrocket. Some even fear that a spike in unemployment would lead to a rash of foreclosures similar to what happened 15 years ago.

However, the latest Economic Forecasting Survey from the Wall Street Journal (WSJ) reveals that, for the first time in over a year, less than half (48%) of economists believe a recession will actually occur within the next year:

"Economists are turning optimistic on the U.S. economy . . . economists lowered the probability of a recession within the next year, from 54% on average in July to a more optimistic 48%. That is the first time they have put the probability below 50% since the middle of last year."

If over half of the experts no longer expect a recession within the next year, you might naturally think those same experts also don't expect the unemployment rate to jump way up – and you'd be right. The graph below uses data from that same WSJ survey to show exactly what the economists project for the unemployment rate over the next three years (see graph below):

If those expert projections are correct, more people will lose their jobs in the upcoming year. And job losses of any kind are devastating for those people and their loved ones.

However, the question here is: will there be enough job losses to cause a wave of foreclosures that will crash the housing market? Based on historical context from Macrotrends and the Bureau of Labor Statistics (BLS), the answer is no. That's because the unemployment rate is currently near all-time lows (see graph below):

As the orange bar in the graph shows, the average unemployment rate dating back to 1948 is 5.7%. The red bar shows, the last time the housing market crashed, in the immediate aftermath of the 2008 financial crisis, the average unemployment rate was up to 8.3%. Both of those bars are much higher than the unemployment rate today (shown in the blue bar).

Moving forward, projections show the unemployment rate is likely to stay beneath the 75-year average. And that means we won't see a wave of foreclosures that would severely impact the housing market.

Bottom Line

Most economists no longer expect a recession to occur in the next 12 months. That's why they also don't expect a dramatic rise in the unemployment rate that would lead to a rash of foreclosures and another housing market crash. Climb Cincy is a bouldering facility, which means participants climb over padded floors with no ropes or harnesses involved. Walls range from 11 to 14 feet tall, and many routes are beginner-friendly, while others will challenge even the most seasoned climbers.

Its surface area is 200 feet long and 85 feet long, and it hosts open skating most days. Cost for the general public is $12, discounted to $5 on weekday afternoons, and includes free skate rental with the cost of admission.

OhioHealth Chiller Ice Rinks are conveniently located throughout the area, and you don't need a reservation to hit the ice. Prices start at $8 and up, and depending on the date and time you select, skate rentals are either free or cost $4. Noon skates are popular with families who have young children since the ice is less crowded then. Ice skating and ice hockey lessons are also offered, along with camps and clinics for athletes, and you can also schedule birthday parties at Chiller locations.

Blendon Woods Metro Park

Blendon Woods is part of the Columbus Metro Parks system, and if you'd like to skate on an outdoor rink, it's a great place to go. The pond is about .4 acres in size and is about 18 to 24 inches deep. The park has restrooms but doesn't rent skates, so you'll need to bring your own. While you're there, look out for birds and other wildlife since the park is also home to the 118-acre Walden Waterfowl Refuge and 11-acre Thoreau Lake. You can also look for birds from the park's two elevated observation towers equipped with spotting scopes.

UC Health Ice Rink

UC Health Ice Rink has a unique combination of bumper cars on one side of the rink and skating on the other, with the two sides divided by a barrier. For $15, you can enjoy both sides. If you'd rather attend a skating-only session, you'll pay $10. When you need a break, head to the warming tent, where you'll have a view of the rink. Stop by concessions first and grab a hot or cold drink and snack to enjoy while relaxing in the warming tent.

Sports Plus Cincinnati

You'll have your choice of multiple ice rinks at Sports Plus Cincinnati, which packs countless activities into its over 250,000 square feet of space. It has several ice rinks and is home to Cincinnati's largest adult hockey league as well as its largest youth hockey association and the Figure Skating Club of Cincinnati. Bring the entire family to lace up their skates and come back another day to have fun with other activities like basketball or volleyball.

Fifty West has transformed into a winter wonderland destination with its outdoor ice skating rink. It's open daily, and for $10 per person, which includes skate rental, you can skate for an hour. Large, heated tents and small fire pits are available to help you warm up, along with hot chocolate and cider, with the option to add alcohol to either one. You can also head into Fifty West for a burger and brew to refuel after your skating session.

Ice Rink at Summit Park

Take a spin on the ice at Ice Rink at Summit Park, located underneath the park's glass canopy. Skate sessions cost $7, which includes skate rentals. Theme nights and activities add to the fun with a popular Chuck-A-Duck game and on-ice games. And if you're inexperienced on the ice, the rink provides free skating aids to help. To extend your fun when it's snowed, bring a sled and zoom down the sledding hill behind Observation Tower. And when you're done, grab a hot chocolate or a meal from one of the four on-site restaurants.

Mentor Ice Arena

Mentor Ice Arena is Lake County's only indoor ice skating complex, offering open skating year-round. It has two regulation-size ice rinks, and you'll find a wide range of lessons available to suit a broad range of abilities. Learn-to-skate lessons are offered, along with youth and adult hockey and figure skating. Rates are $9 for adults, $7 for youths under age 18 or seniors age 65 and over, with an additional $4 for skate rentals.

Alice Noble Ice Arena

The Alice Noble Ice Arena offers a 200-feet by 85-feet rink to enjoy, along with bleacher seating or an enclosed warm room when you'd like to take a break. Open skate times—along with accompanying music—are held throughout the week. And if you have a beginning skater in your group, look into the Learn to Skate USA program that they can take part in at the arena. It's the introductory skating program that U.S. Figure Skating, USA Hockey, and U.S. Speedskating recommend.

Which Ohio ice rinks are you looking forward to visiting?

Cutler's Safe Harbor Guarantee Extends Lifeline

Under Cutler Realty's 45-day Safe Harbor Guarantee program, 114 Realtors impacted by the closures can close outstanding deals honoring the compensation agreements they held under Corcoran Global Living. All new business written will also follow their established compensation plan for the full 45 days.

At any time within the 45-day period, enrolled Realtors will have the opportunity to pursue a permanent position with Cutler Real Estate. Should they choose to strike out on their own instead, they'll have the chance for a fresh start—with a full, penalty-free release of all their listings and pending transactions.

Corcoran Global Living began its Columbus-area franchise in 2021. Operating as an independent affiliate of The Corcoran Group, it had a workforce totaling more than $250 million in sales volume at the time of the December 2022 announcements. All affected personnel are urged to contact Cutler Real Estate.

Swinging the racket is much easier than in tennis, yet there's more movement involved than in ping pong. North Ridge Racquet & Paddle

If you're in Northeast Ohio, then one of the best places to play indoor paddleball is North Ridge Racquet & Paddle. They offer several pickleball leagues for adults of all ages. A Tuesday Evening Beginner Pickleball League is perfect for those new to the sport. Or, if you have more experience, consider the Sunday Morning Advanced Pickleball League. 

You can see a complete schedule of league play times on the club's website. Or, you can visit during Open Play hours and hit the ball around with a few friends. Open play is just $8 per day, and it's $100 to join a league for six weeks.

Cleveland Racquet Club

The Cleveland Racquet Club is a great place to play indoor racquet sports all year. They have several indoor pickleball courts that are always clean and well-maintained. The club is open Monday - Friday from 6:00 a.m. - 10:30 p.m. and Saturday and Sunday from 6 a.m. - 9:30 p.m. Contact the club to find out their latest open-court hours for pickleball.

The Cleveland Racquet Club has a lot to offer in addition to pickleball. If you become a member, you can work out in their fitness center, take a dip in the outdoor pool, or even lunch at the onsite restaurant, The Pub. Of course, there are also tennis and ping pong courts if you need a change of pace.

Mandel Jewish Community Center

The Mandel Jewish Community Center has two basketball courts set up into four pickleball courts during certain open play hours. They also have several pickleball classes and clinics for players of all abilities. Their Pickleball Skills and Drills Clinic is 90 minutes long and only $25 for community members. Visitors also enjoy their three-week Intro to Pickleball class.

If you're more serious, the JCC also has pickleball leagues you can join. They're divided into beginner, intermediate, and advanced levels.

Pickle & Chill

Do you want to play pickleball in a relaxed setting? Then Pickle & Chill is the place to go in Columbus. This indoor pickleball facility offers league play plus plenty of open play hours. There are even designated open play hours for those ages 60+. 

Pickle & Chill offers "Dink and Drink" open play night and College and Young Professionals nights. If you're new to the sport, consider signing up for their Learn to Play clinic.

Olympic Indoor Tennis

Olympic Indoor Tennis is a beautiful indoor facility that allows both members and non-members to use their pickleball courts for group play. The charge for members is just $7 per person, and non-members pay $10. Courts are available Monday - Friday between 7 and 9 a.m. and also between 1 and 3:15 p.m. 

If you plan on playing pickleball a lot, consider a pickleball-only membership, which is $75. Members can reserve courts privately at a discount. Members also get access to the pro shop, locker rooms, and lounge area. The lounge area is a lovely place to relax and meet other pickleball fans.

Pickle Shack

Pickle Shack is one of the newest pickleball facilities in the Columbus area. Visitors like their relaxed approach and open concept. They make it easy to reserve courts online through their app, and with 10 courts, there is almost always one available.

Pickle Shack also offers lessons. You can purchase a five-week, five-lesson pack for $150 as a non-member. Learn basic techniques such as how to grip the racquet, how to dink, and how to serve. The final lesson even goes into drop-shot techniques.

Five Seasons Sports Club

Five Seasons Sports Club has 16 indoor pickleball courts open all year. They're also known for their Pickleball in Five classes, which teach the basics of pickleball in five lessons. Adults are welcome, but there are also specific programs for kids ages 7 to 15.

This innovative club offers free, one-day passes for those who want to check out their facilities and learn more. Their pickleball courts have hard floors, similar to those typically used for tennis courts. You can book courts in advance, and members get a substantial discount on fees.

If you're in the Cincinnati area, then pickleball is about to become even more exciting. The Pickle Lodge is slated to open in early 2023 at the former Court Yard Sportsplex site. This state-of-the-art facility will feature 17 stunning indoor courts, along with its own bar, restaurant, and group party space. The playing surface will even be cushioned to reduce the impact on your joints during gameplay.

The Pickle Lodge will be the second-largest pickleball facility in the U.S. when it's completed. The owners plan on hosting tournaments, teaching lessons, and bringing more attention to this growing, all-ages sport.

The weather is growing colder, and that means cross-country skiing season is almost here! Whether you're an experienced skier or looking to ski for the first time, Ohio has many beautiful trails to explore. You can zip through pine forests, alongside frozen ponds, or past stands of oak trees. Here are nine of the best places for cross-country skiing this winter.

Punderson State Park

11755 Kinsman Rd., Newbury, OH 44065

Punderson State Park is one of the region's most scenic parks and a lovely one to visit in the winter. The Tudor-style lodge looks lovely against a backdrop of snow and pine trees. Visitors will find three cross-country skiing trails in the park. Huron Trail is a 1.3-mile trail with a moderate difficulty rating. Mohawk trail is 1.1 miles and moderate, and Cayuga is a 2-mile, easy trail.

Punderson is right in Ohio's snow belt, so conditions for skiing tend to be good. There are several picnic shelters, and if the weather is nice, you may want to enjoy lunch or some hot chocolate at one of them.

Chapin Forest Reservation

If you need to rent skis, Chapin Forest Reservation is one of your best options for cross-country skiing in Northeast Ohio. They rent classic and skate skis at their Pine Lodge Ski Center. Each rental includes skis, boots, and poles. Fees are $10 per hour for the first hour plus $5 for each additional hour. Or, for $30, you can rent the skis all day.

The forest reserve maintains several kilometers of groomed trails near the entrance. You can also ski in the ungroomed areas if you are looking for a challenge. There's some elevation change within the reserve, but also plenty of flat terrain.

Swine Creek Reservation

16004 Hayes Rd., Middlefield, OH 44062

Swine Creek Reservation is a 400+ acre park situated among rolling hills and sugarbush farms. There are miles of trails weaving through the park, and several are groomed for cross-country skiing. 

Meadowlark Trail is a great choice for beginners. It's a 0.4-mile grass trail with very little elevation change. For a bit more of a challenge, try the 1.2-mile Gray Fox Trail, which offers many wildlife sightings. Or, try the Squaw Root Trail, a 0.6-mile, primitive trail that is mostly single-track.

Great Seal State Park

4908 Marietta Rd., Chillicothe, OH 45601

Great Seal State Park is a spacious 1,800-plus-acre state park with patches of dense forest, rolling hills, and open fields. If you prefer to cross-country ski in more open spaces, there are many opportunities here. You can download a map of the park's trails on their website.

Spring Run Trail is a favorite for cross-country skiing at Great Seal State Park. It's 1.9 miles long and studded with training stations you can use for a more balanced workout.

Delaware State Park

If you're in the Columbus area, then Delaware State Park is a good place to go cross-country skiing. The park offers more than 1,300 acres of gorgeous natural land. Cross-country skiing is allowed on any of the hiking trails, weather permitting.

Big Foot Trail is a good choice for beginners. It's about 1.5 miles of easy terrain and offers lovely views of wetlands and meadows. You might even see a beaver.

John Bryan State Park

John Bryan State Park is centered around a huge gorge cut into the limestone. Most trails offer views of this gorge and the surrounding forested land. Cross-country skiing is allowed on the hiking trails, weather permitting.

If you're cross-country skiing with kids, consider taking the Poplar Trail. It's only 0.1 miles long but offers some nice views. Storybook Trail is another short one. For a real challenge, take the 2.7-mile rim trail.

Stonelick State Park

2895 Lake Dr., Pleasant Plain, OH 45162

Stonelick State Park is another large park nestled in the hills outside Cincinnati. The park's trails wind through woodlands and pass over large, grassy hills. Cross-country skiing is permitted on the Red Fox Trail, rated easy. Visitors also love the moderate, 1.6-mile Beechtree Trail and the 0.35-mile Southwoods Trail.

In addition to cross-country skiing, Stonelick State Park offers ice skating, ice fishing, and ice boating. If you visit earlier in the winter, you can still see birds among the trees. 

East Fork State Park

East Fork State Park is located just outside Cincinnati and is a lovely place for cross-country skiing on more open terrain. You can catch great views of Harsha Lake, its shore, and a winding river.

In addition to cross-country skiing, East Fork State Park offers ice skating and fishing in the winter as weather permits. The Storybook Trail presents a children's storybook one part at a time and is perfect for youngsters.

Cowan Lake State Park

1750 Osborn Rd., Wilmington, OH 45177

Cowan Lake State Park is centered around a water reservoir. The reservoir levels are lowered in the winter, creating a unique opportunity to look deep into the reservoir. There are several densely wooded areas throughout the park. Birds of prey, including eagles, reside here.

Cowan Lake State Park has 8 miles of hiking trails, and cross-country skiing is permitted on all of them as weather allows. The Lakeview Trail is a pretty choice and convenient as it's a loop. Oldfield is another 0.8-mile loop trail with a moderate rating. For something easier, try the 0.5-mile Beechnut Trail.

Ales for Trails

For the month of July 2022, Ales for Trails served as a fundraiser for the Cincinnati Riding or Walking Network, referred to as the CROWN.
